建设部的"风险提示"使"小产权房"骤然成为舆论关注的焦点,透过对小产权房的解读,我们不仅看到其对高房价市场的对抗和对住房保障体系苍白无力的反衬,更看到了城乡二元社会结构对以土地、房产为代表的社会资源的人为分割。"小产权房"问题涉及众多主体,各主体之间的矛盾关键在于博弈主体之间的利益之争。以利益为视角,通过分析主体间的几种主要博弈,尝试性地提出几种解决小产权房博弈问题的具体制度安排,对于"小产权房"问题或许能提供一些不同的视角借鉴或解决之道。

"The risk prompt" proposed by the Ministry of Construction of China has suddenly made "the small poperty right house"become the focus of public.Through the explanation of small property house,we not only see the confrontation to high house-price market and the contrast of powerless to the system of housing security,but also see the factitious segmentation of social resources which represented by land and property right made by the urban-rural dual social structure.The key to the small property right house is the dispute of profit among the parts of the games.This paper takes the profit as a point,through the analysis of some games among the parts,then proposes some specific system arrangement of solving the small property right house.
